Talk to several agents. Interview at least two or three before making a decision. A confident agent welcomes the comparison.

Be cautious of the agent who prices your home significantly lower than everyone else. If it cannot be substantiated by comparable sales data, it is a red flag — possibly a low-ball price designed to generate a quick commission at your expense.

Be equally cautious of the agent who prices unrealistically high. Overpriced homes sit. Sitting homes develop stigma. Stigma costs you money when the price reduction finally comes.

Ask about their experience selling homes in this specific price range and area. Ask for a list of homes they have personally listed and sold — not their company's production. Listing is easy. Who is actually selling?

Ask to see how one of their active listings is marketed. Type the address into a browser right now. Does it create a sense of excitement? Is the photography beautiful? Is the content compelling? Is that how you want your home presented to the world?

Ask how they will communicate with you during the listing period — and how often. If the answer is "when there is news to share," keep looking. In today's market, a seller deserves weekly intelligence, not occasional updates.
